BREEAM assesses the environmental performance of new and existing buildings. It is regarded as the measure of best practice
in environmental design and management, evaluating building performance in the following areas:
. Overall management policy and procedural issues
. Energy use and CO2 issues
. General issues affecting health and well being
. Air and water pollution issues
. Transport related CO2 and location factors
. Environmental implications of building material selection
. Water consumption and efficiency
Upon assessment, credits are allocated to each of these factors which, through environmental weighting, combine to give an
overall score. Buildings are then rated on a scale as follows: Pass, Good, Very Good, Excellent. A certificate of this rating is then awarded.
This certificate offers clients the opportunity to specify the sustainability performance of a building in a quick and
comprehensive manner with high market place visibility for potential clients or tenants. It can be used to promote environmental
credentials, as a measure of performance or as a development tool for improvement.
